Renovation is a problem solving exercise: the house exists, it has conditions, and the work is figuring out how to get what the owner wants out of what is there. New construction inverts that. Nothing is fixed, which sounds easier and is actually harder, because every decision is open and they all interact.

The projects that go well are the ones where the plan is resolved before the foundation is poured. The projects that struggle are the ones where decisions are made in the field, one at a time, under schedule pressure.

Production work is fundamentally about process: sequence, procurement, cost control and making the same decision correctly every time. New construction scope typically covers:

  • Zoning, setback and, on rural parcels, well and septic feasibility

  • Site work: clearing, excavation, grading and temporary utilities

  • Floor system, wall framing, roof framing and sheathing
  • Roofing, windows, exterior doors and weather tight enclosure
  • Electrical, plumbing, HVAC and low voltage rough in
  • Insulation and air sealing to current energy code
  • Drywall, priming and interior finishing
  • Cabinetry, countertops, tile, flooring and millwork
  • Interior doors, trim, stairs and railings
  • Painting, lighting, fixtures, appliances and hardware

  • Driveway, walks, final grade and site restoration
  • Final inspections, certificate of occupancy and handover

The site drives the plan

Topography, drainage, soils, access, tree cover, solar orientation and utility location all shape what should be built and where. A plan chosen before the site is understood usually gets modified expensively later.

Decisions resolved before they are needed

New construction involves an enormous number of selections, and each one has a point in the schedule after which it is disruptive. We work from a selection schedule tied to the construction sequence, so decisions are made with time rather than under pressure.

Envelope before finishes

Getting a structure weather tight quickly protects everything that follows and controls the schedule. Framing, roofing, windows and exterior doors are the critical path early, and they are sequenced accordingly.

Energy performance is designed in

Insulation levels, air sealing, window specification and mechanical sizing are decisions made at the design stage. They are inexpensive to get right during construction and effectively impossible to change afterward, and they determine what the house costs to run for its entire life.

Construction Considerations

Rural parcels: well, septic and access

In Livingston County and rural parts of Oakland County, well and septic feasibility can determine whether a parcel is buildable and where the house can sit. Perc testing and septic design happen early. Driveway access and utility runs on a long lot are real cost items.

Replacement homes and teardowns

Building on an existing lot with an existing house involves demolition, disconnection of utilities and often working within a footprint and setbacks established under older rules. Existing foundations are rarely reusable and should not be assumed to be.

Construction season in Michigan

Foundation work has practical limits in deep winter, and site work depends on conditions. A start date is really a decision about which season the foundation and framing land in, which is worth planning deliberately rather than by default.

Financing and draw schedules

Construction lending typically releases funds against completed stages, verified by inspection. That schedule has to align with the construction sequence. We do not provide financing, but we do work within the draw structure a lender sets.

Planning This Project

The preconstruction phase on a new build is longer than most homeowners expect and it is where the project is actually won or lost. Site evaluation, plan development, engineering, permitting and selections all happen before there is anything to see.

Bring the site and the budget to the first conversation, in that order. What can reasonably be built on a specific parcel for a specific number is a more useful starting point than a plan chosen in the abstract.

Questions About New Construction

Do I need to own the land first?

Not to have a first conversation, and looking at a parcel before purchase is often the more useful timing. Site conditions, utility availability, well and septic feasibility, setbacks and access all affect what can be built and what it costs. Those are worth knowing before a lot is bought, not after.

Can Praxis Building Group build from plans I already have?

Yes. Praxis Building Group regularly builds from owner supplied or architect supplied plans. A constructability review early is worth doing, because plans occasionally contain details that are expensive or impractical to build as drawn, and resolving that on paper costs nothing.

How long does a new home take to build?

Duration depends on the house, the site, permitting in that jurisdiction, material lead times and how quickly selections are made. Preconstruction alone is a meaningful phase. A realistic schedule is developed once the plan and the site are known, and Praxis Building Group would rather give you an accurate one late than an optimistic one early.

Is it cheaper to build new or renovate?

Per square foot, renovating existing space is usually less expensive than building new, because the structure and envelope already exist. New construction wins when the existing house has fundamental problems, when the plan cannot deliver what is wanted, or when the land is the reason for the project. We do both and have no reason to steer you toward one.
